Landlord Gas Safety Certificates (CP12) in Northampton
Northampton has one of the highest concentrations of privately rented homes of any town in England — terraced buy-to-lets across Semilong, Kingsley, Abington and the Racecourse area, and newer stock out toward Weston Favell and Moulton. Every one of those tenancies carries the same annual legal duty: a gas safety check every 12 months.

The one duty everything hangs on
Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 requires every landlord to:
- Have gas appliances, fittings and flues checked every 12 months by a Gas Safe registered engineer.
- Keep the record (CP12) for at least 2 years.
- Give a copy to existing tenants within 28 days, and to new tenants before they move in.
Why Northampton landlords get caught out
High tenant turnover means access problems; the 12-month clock doesn't stop for vacant properties between tenancies. The sanction for breach is a criminal one — an unlimited fine and/or imprisonment — and enforcement (via the Health and Safety Executive) is active.
