Tenant Rights: Gas Safety in Rented Homes
Tenants hold more power on gas safety than most realise — including in Northampton's competitive rental market.
Your entitlements
- An annual gas safety check by a Gas Safe engineer, at the landlord's cost.
- A copy of the gas safety record within 28 days of each check — or before you move in.
- Working, checked appliances: any landlord-supplied gas appliance (boiler, fire, cooker) is covered by the duty.
- Refuse to use an appliance labelled ID or AR — and ask for the remediation.
If the landlord won't comply
1. Write, don't call. Request the current gas safety record in writing (email/text keeps the evidence). 2. 24 hours for gas emergencies: if you smell gas, call the National Gas Emergency Service on 0800 111 999 immediately — free, 24/7. This bypasses the landlord entirely. 3. Report to HSE: persistent non-compliance can be reported via the HSE website — Regulation 36 breaches are criminal. 4. Council enforcement: West Northamptonshire Council's housing team can act under HHSRS hazard procedures. 5. Rent repayment / redress: serious management failures can qualify for rent repayment order applications; citizensadvice and Shelter have guidance on the route.
Practical safety at home
- Know where the gas meter and isolation valve are.
- Never block ventilation or flues — even for draught-proofing.
- Report yellow/orange flames, sooting or condensation on windows when the boiler runs — incomplete combustion signs.
- Carbon monoxide alarms are required in rooms with fixed gas appliances (2022 regulations amendment for rentals): test them, and report faults in writing.
